A half-point move on a $400,000 loan reduces monthly payments by $120. This decline in borrowing costs follows a sharp drop in the 10-year Treasury yield to 4.23%. The yield cratered after President Trump announced a two-week ceasefire with Iran on Tuesday.
Mortgage rates have been elevated since the war began on Feb. 28, with the 30-year fixed mortgage rate reaching 6.46% per Freddie Mac data.
Energy costs are also receding. West Texas Intermediate crude tumbled 18% to $92 a barrel. The national average for gas is currently $4.14 a gallon. Gas prices could fall below $4 a gallon within one to two weeks.
